About the apartment

General
The unit feels like a 5-star hotel suite. High ceilings, floor-to-ceiling windows with breathtaking city views, and premium materials. However, the layout is a bit weird—some rooms are very narrow, prioritizing style over practicality.
Noise
Because the complex is set back deep into the land and surrounded by a huge garden, it is incredibly quiet. You completely forget you are in the middle of chaotic Sukhumvit.
Renovation
Top-tier finishing. Marble bathrooms, concealed air conditioning, and high-quality built-ins. It feels expensive and solid, unlike the cheaper "Ideo" or "Life" condos.
View
If you are on a high floor (and the towers here go up to 50+ floors), the view of the Bangkok skyline and the Chao Phraya curve is unmatched. Sunset hours are magical.

About the building

General
The facilities are the main selling point. The cloud pool on the rooftop is iconic (literally 40 meters long). The gym is massive, better than most paid fitness centers, with a boxing ring and yoga studio.
Yard
They call it a "forest in the city" for a reason. The ground floor has massive green lawns and trees. It’s perfect for walking your dog (if you sneak it in, though pets are officially tricky here) or just decompressing.

About the district

General
Phrom Phong is the "Japanese area" of Bangkok. It’s wealthy, safe, and full of incredible sushi spots, ramen shops, and high-end malls (EmQuartier/Emporium).
Cleanliness
Warning: Soi 24 floods badly during the rainy season. If a heavy storm hits, you might be wading through ankle-deep water to get home from the station.
Security
Extremely safe upscale neighborhood. The sidewalks are actually decent (rare for Bangkok), and there is security everywhere.
Traffic Jams
Soi 24 is infamous for traffic jams. It is a narrow two-lane road that connects two main arteries (Sukhumvit and Rama 4), so it is constantly gridlocked. Driving in and out is a nightmare.
