The view of the Danube is absolutely killer and honestly it is the only reason I stay here despite the commute. For the price the apartment is decent sized but the finishing quality is mediocre with cheap laminate flooring that swelled up after I spilled a glass of water. The soundproofing is practically non existent so I know exactly when my neighbor takes a shower or argues with his wife.

We have video surveillance and the front door is solid but there is no guard sitting at the entrance so anyone can tail you inside

A lot of young couples and first time buyers live here so the vibe is friendly and we often have drinks on the terrace together

The walls are paper thin and if you live facing the street the noise from cars speeding on Slanački put is relentless
Renovation
The developer definitely cut corners on materials because the window handles are loose and the bathroom grouting started cracking after six months
Insects
Being close to the river and nature means we get a lot of spiders and stink bugs in the autumn so screens are mandatory
About the building
General
The complex looks modern and colorful from the outside but the hallways are already showing wear and tear with scuff marks everywhere. It feels like a perpetual construction site because they are always building new blocks nearby so dust is a constant battle. The elevators are fast enough but they break down surprisingly often for a new building which forces you to take the stairs.
Cleanliness
The cleaning schedule seems random so sometimes the stairs are muddy for days especially when it rains
Security
The main door lock was broken for two weeks and anyone could walk in which made me feel a bit exposed
Yard
There is not really a courtyard just parking lots and some small patches of grass so kids end up playing on the concrete

Buying a spot is essential because finding street parking late at night leads to fights with neighbors over the last inch of pavement
Building Quality
You can feel the cheapness in details like the hollow doors and the fact that you can hear the elevator motor humming
About the district
General
Višnjička Banja feels like a separate village which is nice for peace and quiet but you are totally dependent on your car for survival. There is one shop nearby and if you need anything serious you have to drive to BIG Fashion mall which is ten minutes away. The air is fresher than in the smoggy center but sometimes the wind brings weird chemical smells from the industrial zone across the river.

The air feels cleaner here and there is less trash on the streets compared to the city center which is a relief

It is a quiet residential suburb so crime is low and I feel safe walking around even when it is dark

The views towards the river and the green hills are genuinely beautiful and make up for the lack of architectural masterpieces

There is only one bus line the 35 and it is always packed like a sardine can so without a car you are stuck

Slanački put is a nightmare during rush hour because it is a single lane road and one accident paralyzes the whole neighborhood

It is a war zone for parking spots every evening and people park on sidewalks blocking pedestrians completely
Stray Animals
There are packs of stray dogs roaming around the construction sites nearby and they can be aggressive at night
