About the apartment

General
I bought an apartment in this area specifically for easy access to my office downtown. It's small, but the "European-style" two-bedroom layout is perfect for me alone. It's comfortable to live in, if you ignore the soundproofing, which simply doesn't exist here.
Security
The door is secure, and I also installed a good electronic lock. The floors are clean, strangers are not allowed in, as there's a concierge downstairs, and couriers leave packages at the door without any problem.
Neighbors
Many apartments are rented out, so the faces are constantly changing. Mostly, the residents are the same old office workers and young couples. No one's particularly rowdy, but because of the thin walls, we all live like one big family.
Noise
The main drawback of this building is noise pollution. I can hear my neighbor's phone vibrating on the nightstand and the couple arguing about it through the wall. The only saving grace is that everyone is usually asleep at night, but it can be tense on weekends.
Internet
I connected to fiber optics, and the speed is excellent. When I work remotely, video calls never freeze, and heavy spreadsheets load instantly.
View
The windows overlook the city, offering an urban view; the avenues glow beautifully in the evening. The mountains are barely visible because of the neighboring towers, but that's not a big deal for me.

About the building

General
From the outside, the complex looks grand but a bit drab. It's a solid, comfort-class apartment, with everything designed for practicality, but the residential complex itself lacks a bit of coziness.
Cleanliness
The entrances are cleaned every day, but due to the large number of residents, the elevators can get dirty in the evening, especially during the rainy and slushy season.
Security
The yard is fenced in, with cameras everywhere. It's safe to return home at night; the area is well-lit, and security guards patrol the premises.
Yard
The courtyard is simply a concrete slab (stylobate) with playgrounds. There's a catastrophic lack of greenery; in the summer, it's a real scorcher because there isn't a single decent tree to provide shade.
Parking
Cars are a problem here. I don't have my own parking space, and parking on the street after work is a daily stress. Every available patch of asphalt is filled with cars from residents and commercial customers on the ground floors.
Building Quality
The building is very warm; in winter, I keep the heating on low. However, the elevators (there are several per building) sometimes can't handle the influx of people during the morning rush hour, and you have to wait a long time.

About the district

General
The area is a true lifesaver for those who value their time. The Brusilovsky/Abaya location allows for mobility and the city's rhythm.
Cleanliness
Abay Avenue is well-maintained, and the sidewalks are clean. However, there's a lot of dust from the cars, and the windows have to be washed frequently, otherwise they quickly become coated with a gray film.
Security
The area is lively, and walking from the metro station in the evening is completely safe; streetlights are everywhere and there are plenty of people walking. Police patrols also pass by frequently.
Beauty
A typical working-class and residential area, a fusion of old five-story buildings and new high-rises. There's no particular aesthetic, just pure urbanism.
Transport Accessibility
The Sayran metro station is a three-minute walk away—it's the best thing about this location! Plus, all public transportation runs along Abay and Tole Bi (just below). A car is practically unnecessary here.
Traffic Jams
If you do decide to go by car or taxi, Abay is packed in the mornings, and Brusilovsky and Tlendiyev are also perpetually packed. Getting to the center by metro is twice as fast.
Noise
The noise from Abay Avenue can be heard if you open the windows. Good double-glazed windows are a relief. Don't expect the quiet of a country house here.
