About the apartment

General
Guyz is one of the few buildings in Batumi where the design isn't "baroque," but rather a proper modern loft. The apartments here are usually small (studios or 1+1), but the ergonomics are top-notch. The main thing is that there's gas. The boiler heats up, and there are radiators. Makhinjauri is very green and humid, so without heating there would be mold, but Next Green is dry. The ventilation works perfectly.
Security
Coded locks, cameras. The doors in the apartments are high-quality.
Neighbors
This is the main advantage. 90% of IT specialists, designers, and cryptocurrency experts live here. You can find a job or a startup partner in the elevator. The community is very friendly, and there's a chat room where you can find answers to any questions.
Noise
We live a bit further back from the highway, so there's no traffic noise. The main noise is barking dogs (there are plenty of them in the private sector) and the occasional noisy parties from neighbors on their balconies. The walls are medium-sized, so if your neighbor is playing loud techno, you'll be too.
Insects
There are gardens and greenery all around. In the summer, mosquitoes and brown marmorated stink bugs attack fiercely. Window screens are a must-have, otherwise the house will be full of critters in the evening.

About the building

General
The house looks like a boutique hotel. The façade is steep, with wood accents. The main highlight is the rooftop/terrace pool (seasonal) and the barbecue area in the courtyard. We often get together with the neighbors to grill meat. It really brings us closer.
Yard
There's a small but cozy courtyard. There are gazebos, too. Perfect for working remotely outdoors.
Demographics
Young people aged 25-35. Russian-speaking, European. No old ladies on the benches.
Utilities Stability
There are power outages (this is the suburbs, after all), but they don't last long. The internet holds up.

About the district

General
The location is unique. It's not Batumi, it's the village of Makhinjauri (technically a city, but the vibe is different). If you're a pedestrian, you'll be sad. Bus #10 and minibuses run frequently, but they're packed during rush hour. The ride to the center takes 15-20 minutes. If you have a scooter or a car, it's a total breeze. There's no traffic into the city.
Cleanliness
The air is cleaner than in the city. There is less dust.
Security
Private sector, a bit dark in the evening, but quiet.
Beauty
Green Cape is nearby, there are mountains and tangerine orchards. Very picturesque.
Transport Accessibility
The bus stop is nearby. A taxi to the center costs 7-10 lari.
Stray Animals
There are a lot of dogs. They gather in packs near the Magnit trash bins. I ride a moped, and sometimes I have to rev it up to keep them from nipping at my leg.
Parks
The Botanical Garden is 2 km away. You can run along the embankment (it's old here, but long).
Restaurants
There are a couple of decent cafes (like Megruli Lazuri, which serves top-notch khachapuri), but there are no hipster spots with avocado toast. For that, head to the city.
