About the apartment

General
This place isn't for everyone. If you're looking for a cozy, carpeted nest, look no further. It's all glass, concrete, and minimalist. The apartments here (studios and suites) are essentially like rooms in a 5-star hotel. The main feature: NO gas. The heating and cooling system is central (fan coils). This means you're dependent on the central heating system. It's warm in the winter, but the air gets terribly dry, requiring a humidifier. Secondly, the windows don't open (in many layouts), or only small transoms open. You're living in a sealed, climate-controlled aquarium.
Security
Access by card only, video surveillance, concierge. No outsiders allowed.
Neighbors
The crowd is respectable. High-income expats, foreigners. No shouting or parties in the stairwell.
Noise
You can't hear your neighbors (the walls are monolithic). But you can hear the wind. The house is on a cape, exposed to all storms. In bad weather, the double-glazed windows hum and vibrate. This sometimes interferes with sleep.
Renovation
The developer's renovation is very high-quality. The plumbing is top-notch, and there are no leaks. The parquet floors and built-in wardrobes are premium.
Appliances
Built-in Miele or Bosch appliances. However, there's often no oven (only a microwave), as residents are expected to eat out.
View
The best view in the city. You can see the sea, the port with its ships, the mountains, and the sunset. It's worth the rent.

About the building

General
This is perhaps the only true premium-class skyscraper in Batumi that lives up to its billing (unlike Orbi). There are no elevator lines here, even during peak season.
Parking
There's a huge underground parking garage. There are plenty of spaces, but rent is expensive (around $100-150 per month). Parking on the street isn't allowed (a tow truck will pick you up immediately).
Security
Security at the entrance, reception is open 24/7, for real, not for show.
Yard
There's no courtyard. The building is right in the park (Park of Miracles). You step out and find yourself right in the tourist crowd.

About the district

General
The location is paradoxical. On the one hand, you're in the very center of a postcard. On the other, it's an infrastructure wasteland for a permanent resident. There are no grocery stores here. At all. For bread or milk, you have to walk 15-20 minutes into the Old Town. The nearest decent supermarket (Gumbati or Carrefour) is only accessible by car or taxi.
Security
Police are on duty outside the windows (near the Alphabet Tower).
Restaurants
There are expensive tourist spots nearby (Porto Franco, Clouds). It's delicious, but the prices are double those in the city.
