About the apartment

General
The ceilings are high, about 3 meters (I can't remember exactly); the water pressure is excellent, no issues on the 25th floor, and the flooring is laminate. The apartment is quite nice!
Neighbors
The crowd is unique. Lots of "crypto bros," escorts, wealthy Arab students, and introverted IT professionals. There's no "old Tbilisi" vibe here, where everyone knows and says hello. Everyone seems indifferent. The atmosphere is cold and hotel-like.
Noise
The house is large, realtors talk about soundproofing, but the sounds of constant repairs are here and there and there is no escape from them.
Renovation
The windows are beautiful, but keep in mind that they don't open properly. In the summer, it's unbearably steamy; you can't even get some air. You might ask, "What about the air conditioning?" The air conditioning (fan coil) runs nonstop. It hums. Constantly. There's background noise 24/7. Want some fresh mountain air? No way, you'll have to breathe what the ventilation system pumps out. It constantly dries out my skin and eyes.

About the building

Security
There is security in the lobby, couriers leave everything there, overall it is decent and safe, no complaints.
Yard
The private park is fantastic. It has paths and benches. But... ALL the complex's dogs roam there. They clean up after them well, but sometimes it gets a bit stinky if it's hot. Plus, in the evenings, nannies and their children gather there. If you're looking for privacy, it's better to stay home. There's also a pool and a gym, but renters should check beforehand. Access can be blocked if the owner hasn't paid the utilities.

About the district

Transport Accessibility
The metro is 7 minutes away, but local residents don't use it. Overall, it's very convenient if you really need it.
Traffic Jams
In the morning (9:00 - 10:00) there's a traffic jam heading toward the center. In the evening (6:00 - 8:00 PM) everything is at a standstill because everyone is heading to City Mall. It's difficult to get a taxi during rush hour—they either don't take your request or take 15 minutes to get there because of the U-turns. Basically, it's the same as always.
Supermarkets
City Mall is literally 100 meters away; you can walk there in slippers. That's a plus.
