About the apartment

General
I bought an apartment here for the status and proximity to the business center. The square footage is excellent, and the panoramic windows create a feeling of spaciousness. Living here is comfortable, everything is top-notch, but there are some issues with street noise insulation that shouldn't exist in a home of this class.
Security
I have biometric locks; I open the door with my fingerprint or my smartphone. I haven't carried physical keys in a long time. The apartment has an integrated security system with motion and leak sensors, all connected to my phone.
Noise
The insulation between apartments is excellent; I can't hear my neighbors. But Al-Farabi is a problem. Even on the higher floors, you can hear the roar of the avenue, and at night, the engines of sports cars roar constantly. I had to install additional ventilation to avoid opening the windows.

About the building

General
The building looks very modern and prestigious, its architecture standing out from the surrounding area. The lobby is luxurious, and there are meeting rooms. But the maintenance bills (targeted) are simply astronomical; sometimes it's unclear what exactly we're paying so much for.
Cleanliness
The level of cleanliness is comparable to a good Dubai hotel. The marble in the lobby is polished to a shine, the elevators are scented with a pleasant scent, and the staff operates completely unobtrusively.
Security
Access is strictly by Face ID or card. Reception is open 24/7, and couriers are not allowed past the lobby; everything is left to the concierge. Security is absolute.
Yard
There's no proper courtyard for walking here. There is a small landscaped area, but due to the building's height, it's often subject to strong drafts. This is not a house for walking in the courtyard.
Parking
The underground parking is excellent, with ample spaces and an elevator that goes right down to the underground parking. It's convenient for parking your own cars. However, the guest parking on the street is always full, making it difficult for partners to find parking for meetings.

About the district

General
Al-Farabi Avenue is the city's main business artery. Living here is prestigious and convenient for business. However, the avenue's congestion sometimes negates these advantages.
Cleanliness
The avenue is kept perfectly clean, the lawns are mowed—it is a government highway, after all. There's never any dirt or trash here.
Security
The area is heavily patrolled, with cameras on every lamppost. You can wear your expensive watch at any time of day and feel safe.
Beauty
Modern architecture, glass and concrete business centers against a backdrop of mountains. It looks very stylish and European.
Transport Accessibility
There is public transportation here, but it's not a viable option for residents of this residential complex. Life revolves around private cars with drivers or premium taxis.
Traffic Jams
Al-Farabi is stuck in heavy traffic every morning and evening. Sometimes it's faster to walk to the neighboring business center than to try to exit the parking lot into the traffic.
Noise
As I mentioned, the avenue is very noisy. Motorcade sirens, emergency vehicles, motorcyclists—the background hum of the city is always present.
