I got a mortgage on a two-room apartment here. The layout is great, with panoramic windows and lots of air. It's a good option for someone who works from home. However, because the building is new, the neighbors are constantly renovating, which really spoils the experience.
Security
Electronic locks are very convenient; I can open the door with my fingerprint. There are security cameras on the floor, so couriers simply leave food and package deliveries at the door; nothing has ever gone missing.
Neighbors
In theory, the neighbors are nice—mostly young people, IT specialists, designers. In practice, I'm incredibly tired of them because everyone's renovating right now. The noise from the construction equipment starts promptly at 9 a.m.
Noise
This is the main challenge. I work remotely, and having to make calls with clients while they're cutting concrete next door is simply unbearable. I have to run to the coffee shop on the ground floor with my laptop.
Renovation
I've already completed my renovation, which I did in a minimalist style. The developer left a decent pre-finishing job, so the crew got the job done fairly quickly and without any major issues.
Internet
The fiber optic connection works flawlessly. I constantly download heavy files for work, and the speed is always sufficient. The router signal is stable throughout the entire apartment.
View
The view of Abay Avenue and the mountains is absolutely stunning. It looks fantastic in the evening when the streetlights come on. It was for these views that I chose a high floor.
About the building
General
The complex's architecture is stylish, and its facades stand out from the surrounding neighborhood. The entrance areas are beautiful and spacious. However, until all the renovations are completed, living here won't be very comfortable.
Cleanliness
The cleaning crews are on duty constantly, and the ground-floor lobby is always spotless. However, the elevators still have protective coverings, and dust and debris from construction mixtures often remain on the floors.
Security
The courtyard is closed, there's Face ID on the gates, and security is working properly. There are no strangers here, so I feel safe.
Yard
The courtyard's landscaping is excellent. There's plenty of greenery, modern benches, and good lighting. In the summer, you can easily go outside and work on your laptop.
Parking
Underground parking is expensive, I didn't buy a space. I park along the road; there are never enough street parking spots for guests, and it's difficult to find parking in the evening.
Building Quality
The building is monolithic, and in winter the apartment was even too hot; I had to turn down the heating. The windows don't let in any air. But due to renovations, the freight elevator is often overloaded, requiring long waits.
About the district
General
Abay Avenue is a great location for an active lifestyle. Everything you need is within walking distance or just a couple of bus stops away.
Cleanliness
The avenue itself is clean, the alley is well-maintained. But there's a lot of road dust, and the windows have to be washed quite often, otherwise the dust accumulates.
Security
Walking around Abay in the evening is perfectly safe; there are streetlights and people everywhere. The courtyards of the old buildings along Tlendieva Street are a bit dark, so I try to avoid going there in the evening unless absolutely necessary.
Beauty
The complex fits perfectly into this intersection. The alley along Abay is green, making it pleasant to stroll.
Transport Accessibility
The dedicated lane on Abay is a lifesaver, and buses run frequently. It's a 15-20-minute walk to the Sairan metro station. Transportation accessibility is excellent.
Traffic Jams
The Abay-Tlendiev intersection is very congested during rush hour. It's a good thing I work from home and don't have to deal with this traffic every morning.
Noise
Abay is noisy 24/7: cars and emergency vehicles. It's fine with the windows closed, but open them and the background hum of the city quickly becomes tiring.
Parks
There are no large parks directly near the building; the only saving grace is the alley on the avenue. On weekends, you can go for a walk to the Botanical Garden or Lake Sayran.
Restaurants
There are plenty of cafes and restaurants nearby, and delivery is fast. There's a choice for every taste.
