The view of the Sava river is the only reason I pay this insane rent because honestly the apartment itself is nothing special. The finishing feels cheap with laminate floors that scratch if you just look at them and the soundproofing is non-existent so I hear my neighbor sneezing. Central heating is powerful though so I am walking around in a t-shirt in January which is a nice change from freezing European apartments.
Security
There is a reception desk with a concierge 24/7 and cameras everywhere so it feels super secure and nobody can just walk up to your door
Neighbors
Most people here are wealthy Russians or locals renting for a few days so there is zero community feeling and nobody says hello in the elevator
Noise
I can hear the construction work from the new tower next door starting at 7 AM sharp so sleeping in is not an option even on weekends
Renovation
It looks premium from a distance but if you look closer the baseboards are peeling off and the bathroom door handle came off in my hand
Furniture
The apartment came fully furnished with modern IKEA stuff which is generic but functional and everything was brand new when I moved in
Appliances
The multi-split AC system is a lifesaver in summer but the washing machine is hidden in a tiny cupboard and is a pain to load
About the building
General
It feels like living in a hotel with a fancy lobby and a concierge who smiles but cannot actually solve any problems. The elevators are a disaster zone because one is always reserved for moving furniture and the other two are packed so you wait forever. There is a garbage chute but it gets clogged constantly and smells up the whole hallway which is disgusting for a luxury building.
Cleanliness
The cleaning staff is working constantly polishing the marble floors in the lobby so it always looks spotless and smells expensive
Security
You need a key fob to access your specific floor in the elevator so delivery guys always have to wait in the lobby
Yard
There is a private podium garden on the third floor which is nice but it is often closed for maintenance or windy as hell
Parking
The underground garage is spacious and bright but it costs extra and guests have nowhere to park except the expensive mall garage
About the district
General
Belgrade Waterfront is basically one giant construction site so you wake up to the sound of drills and cranes every single morning. The promenade is cool for running and you have Galerija Mall right there for shopping but there is zero local soul or authentic Serbian vibes here. Traffic jams getting in and out of the complex are legendary especially on Friday afternoons when the whole city is gridlocked.
Cleanliness
The promenade and the streets around the buildings are manicured and cleaner than anywhere else in Belgrade
Security
Private security patrols the waterfront area constantly so it is probably the safest place in the city to walk at night
Beauty
It is modern and shiny with tall glass towers but it feels artificial and lacks the charm of the old Dorcol streets
Traffic Jams
Getting to the old town or New Belgrade during rush hour is a nightmare because all the roads are bottlenecked
