I fell in love with the industrial loft vibe of this place because the brick facade and huge black window frames look incredibly stylish. The layout is open and airy which is perfect for my creative work but the dust here is absolutely relentless due to the constant construction nearby so I have to vacuum everyday. The sound insulation from the street is not great and I can hear the trams rattling on Dunavska street every time they pass by.
Security
We have video intercoms and heavy security doors but the complex is open to the public during the day so anyone can walk into the courtyard
Neighbors
The crowd here is super cool mostly young creatives and tech people so I have actually made friends in the elevator which never happens
Noise
Apart from the trams you can sometimes hear the animals from the Zoo early in the morning which is funny at first but gets annoying
Renovation
The materials used are trendy and look expensive but the finishing work was rushed so I have some uneven gaps in the parquet flooring
Furniture
I furnished it myself because the space demands a specific aesthetic and standard furniture just looks wrong here
Insects
In the summer there are lots of mosquitoes because we are so close to the Danube river so screens on windows are mandatory
About the building
General
The complex looks like something you would find in Berlin or London rather than Belgrade which is why everyone wants to live here. The inner promenade is full of trendy coffee shops and a DM drugstore so you have the basics right downstairs. However the elevators are already showing scratches and wear because people are constantly moving in and out with heavy boxes.
Cleanliness
The commercial areas are cleaned often but the residential hallways can get dusty quickly from all the construction around
Security
Cameras cover the entrances and the garage but the open nature of the ground floor means it is not a fortress
Yard
The courtyard is mostly concrete and paving stones with very few trees so it feels like a heat trap in July
Parking
I have a spot in the underground garage which is essential here and the license plate recognition system works flawlessly
About the district
General
Lower Dorcol is hands down the best neighborhood in Belgrade if you like urban living and great coffee. You are literally steps away from the Danube quay "25th of May" which is the best place for running or cycling by the river. The only downside is that Dunavska street is heavy with truck traffic and can feel a bit industrial and gritty at night.
Cleanliness
The streets around the complex are often muddy or dusty because of the ongoing development of the Linear Park
Security
It feels safe generally but the area towards the port can be a bit dark and desolate late at night
Beauty
The contrast between the old industrial buildings and the new architecture plus the proximity to the river makes it very photogenic
Transport Accessibility
Trams stop right in front of the building and can take you to the center or New Belgrade pretty quickly
