This is strictly for people who want modern living and don't care about 'historic charm'. The apartments are... let's say 'cozy' (read: a bit small). I have a T1, and you have to be smart with storage. But the quality is there. The soundproofing is excellent. I’m right in the middle of a busy city, but once the balcony door slides shut, it’s dead silent. The AC: Ducted and powerful. The Vibe: It feels like a high-end business hotel. Everything is beige, wood, and clean lines. No creaky floors here.
Neighbors
A mix of investors (Airbnbs) and young professionals. People are busy, not much socializing in the hallway.
Noise
Great insulation. Can't hear the neighbors or the traffic.
Renovation
Brand new. No scratches, no leaks (yet).
View
I look at an office building. It’s an urban view, nothing special.
About the building
General
This is the killer feature: Retail on the ground floor. There is a boutique supermarket (super fancy), a coffee shop, and a gym literally inside the complex block. You don't even have to cross the street. The Rooftop: There is a pool and a garden on the roof. The view over Lisbon and the river from up there is insane. It’s the perfect spot for a sunset beer after work.
Yard
The rooftop garden is the main outdoor space. It's windy but cool.
Parking
Underground garage. Tight turns, but manageable.
Demographics
Young pros, digital nomads.
About the district
General
Amoreiras is not 'cute', it is practical. Amoreiras Shopping Center: It’s 2 minutes away. Best mall in the city. You have cinemas, huge supermarket, food court. Transport: You are at the top of the hill. Access to the highway (A5) is instant (great for weekend trips to the beach). Walkability: You can walk down to Marquês de Pombal or Rato in 10 minutes. Walking back up is a workout, but hey, free cardio. Cons: It’s a concrete jungle. Not much greenery on the street level.
Cleanliness
Business district, very clean.
Beauty
Modern architecture, lots of concrete and glass.
Transport Accessibility
Buses are everywhere. Metro (Rato) is a 10 min walk
