The unit is typical Sansiri style—compact (around 25-30 sqm) but very functional layout. It feels cozy. The big plus is the view: if you face the canal, it’s surprisingly green and peaceful, no high-rises blocking your sight immediately.
Noise
Generally quiet, but you can sometimes hear the long-tail boats passing by on the canal (loud engines) during the day. It’s actually kind of atmospheric, but loud.
Renovation
Good quality materials. The built-in kitchen and wardrobe are sturdy. The dark color scheme gives it a mature, sleek look compared to other "Base" projects which are usually colorful/pop.
Insects
Because the building is right next to the Phra Khanong canal, mosquitoes are a real issue, especially on lower floors. You cannot leave the balcony door open in the evening.
About the building
General
Living in the "T77 Community" is the main reason to be here. It feels like a safe, gated village. You have "Habito Mall" right downstairs with diverse restaurants, a coworking space, and a 7-Eleven. You never need to leave the compound.
Demographics
Very mixed. A lot of Chinese expats and tourists (it seems popular for short-term rentals), plus students from the international school nearby. It can get a bit hectic in the lobby with suitcases rolling around.
Utilities Stability
This is the weak spot. The building is 1.5 km from the BTS. There is a golf cart/shuttle bus, but you have to wait for it. Walking is possible but sweaty (20 mins). Relying on the shuttle adds friction to every trip.
About the district
General
T77 is an oasis. It has its own bridge across the canal. It’s clean, has sidewalks (!!), and feels very European/developed compared to the chaos of On Nut road just outside the gates.
Security
Extremely safe. There are guards at the entrance of the community and then guards at the building. It’s perfect for solo females or couples who worry about security.
Transport Accessibility
Once you leave the "bubble", traffic on On Nut Road is horrendous. Motorbike taxis are the only way to move fast. If you need to commute to the city center daily, the distance to BTS might annoy you.
