It's like a 5-star hotel. Entry is through reception only, there's a 24-hour concierge, and cameras are everywhere. Couriers usually don't get past the lobby (or they're escorted). It feels like a bunker, in a good way.
Neighbors
The crowd is respectable—lots of expats, diplomats, and businessmen. I never heard any "showdowns" or noisy parties going on behind the wall. Everyone in the elevator is polite and says hello.
Noise
The soundproofing of the exterior walls is among the best in Tbilisi. The windows (Schuco aluminum profiles) are very heavy and reduce street noise to almost zero, even if they face the street. The only caveat is that on higher floors (above the 20th), the wind hum is audible in windy weather, even with the windows closed.
Renovation
A big plus is the high ceilings (around 3 meters) and floor-to-ceiling panoramic windows. This creates a feeling of airiness, even in a small apartment. The layout is open, with no cramped hallways.
View
If the windows face the city, the view at night is stunning, with all of Tbilisi spread out before your eyes. If you look toward the Nutsubidze Plateau, the view is quieter, toward the mountain and the houses, but it's sunny.
About the building
Cleanliness
The lobby always sparkles, and the marble is constantly cleaned. The hallways on each floor are also spotless, and trash is removed promptly.
Yard
This is the main feature of the complex. We have our own huge park (about 2 hectares) with fir trees and paths, closed off to outsiders. In the city center, going out in the morning with your dog or having a coffee in your own park, free of cars, is a luxury.
Parking
There's underground parking, which is dry and clean. However, guest parking is a problem—there are almost no spaces in the courtyard, so guests have to find a spot on Asatiani Street, which is difficult.
Building Quality
Tbilisi's first real skyscraper, built to American standards. The façade is high-quality, nothing's falling off, and the Mitsubishi elevators are fast, so you don't have to wait 10 minutes.
Utilities Stability
Central air conditioning (no units on the facade). Fast internet. Important: the maintenance fee is very expensive—security and cleaning add up to a hefty monthly fee. The pool and gym are excellent, but often require an additional fee (not included in the rental).

Transport Accessibility
The Medical University metro station is literally a 5-minute walk away—that's a lifesaver.
Traffic Jams
Driving from Asatiani Street to Vazha-Pshavela or Nutsubidze Avenues during rush hour is torture. You can get stuck in traffic right outside your home for 20 minutes.
Supermarkets
Supermarkets and pharmacies are within walking distance. A large Goodwill is nearby (a 10-minute walk). City Mall is a 5-minute drive away.
