The unit is extremely compact (around 21 sqm), basically a shoebox. It is fine for one person who is never home, but if you work from home all day, you might get claustrophobia.
Noise
Since the building is literally on the main Sukhumvit road and next to the BTS station, it is never quiet. You can hear the skytrain announcements and traffic rumble if your window faces the front.
Appliances
The built-in furniture is smart; the stove and hood work well. The washing machine is usually on the balcony, which is standard here, but clothes dry very fast in the heat.
Insects
Thailand is tropical, so ants are a constant battle if you leave any food out. I haven't seen cockroaches in the room, but you have to be super strict with crumbs.
About the building
General
The location is the killer feature — 0 meters to BTS On Nut. You also have a MaxValu supermarket downstairs open 24/7, which is incredibly convenient for late-night snacks.
Cleanliness
The lobby and pool area are kept clean despite the insane amount of people passing through. The management team (Juristic) is professional and handles packages well.
Demographics
It feels like the United Nations. Lots of young expats, teachers, and tourists. It’s very transient, so don’t expect to make lifelong friends with neighbors in the elevator.
Utilities Stability
You pay government rates for electricity (unlike in apartments), which saves a lot of money on AC. Internet providers (True or AIS) are easy to install and super fast.
About the district
General
On Nut is the best value-for-money area for expats. You have a huge Lotus’s supermarket across the street, a cinema, and a night market with cheap street food.
Transport Accessibility
Unbeatable connectivity. You are right at the BTS stairs. Motorbike taxis are everywhere if you need to go deeper into the side streets (Sois).
Traffic Jams
Sukhumvit Road is a parking lot during rush hour. Taking a taxi anywhere between 5 PM and 8 PM is a suicide mission; stick to the train
Stray Animals
On the main road, it’s fine. But if you walk deep into Soi 81 at night, there are packs of soi dogs. They are usually chill, but it can be intimidating if you aren't used to it.
