We bought this place because for the same price in the center you get a shoebox but here we have three bedrooms and a proper terrace. The heating is central but with calorimeters so we only pay for what we use which saves us a fortune in mild winters compared to our old apartment. The walls are a bit thin though so we can hear the neighbors kids crying next door but it is nothing compared to the noise of old panel buildings.
Security
The video intercom connects to my phone so I can see who is ringing even when I am at work which is a great feature
Neighbors
Almost everyone here is a young family with kids so our children made friends instantly and they run around the complex together
Noise
If your apartment faces Vojvode Stepe street the noise from the trams is constant and annoying so you definitely need to keep windows closed
View
Most units look directly into the windows of the opposite building across the courtyard so privacy is not great without curtains
About the building
General
The gated community concept is the main reason we are here because I can let my kids go down to the playground alone and know they cannot run out onto the street. The maintenance fee is reasonable and covers the security and gardening but sometimes the garbage containers in the garage overflow on weekends. The elevators are big enough for bicycles and strollers but one of them is usually padded for movers which looks a bit messy.
Cleanliness
The inner courtyard is always clean and well kept but the external sidewalks around the complex can be a bit dirty with dog mess
Security
There are guards at the gates 24/7 and you need a tag to enter any part of the complex so it feels very secure
Yard
The private park inside is huge and has a padel court and safe playgrounds which is a lifesaver for parents
Building Quality
The insulation is good and the building feels solid but some cosmetic cracks appeared in the hallway plaster as the building settled
About the district
General
Vojvode Stepe street is a disaster for driving because it is always clogged with cars and trams and finding a parking spot outside the complex is physically impossible. On the plus side you have a huge Super Vero supermarket literally next door and the Banjica forest is close for weekend walks. It feels like a proper neighborhood with schools and markets but the traffic pollution is a real downside.
Cleanliness
Voždovac is a busy working class area so the streets are dusty and trash collection can be hit or miss
Security
The area is generally safe and busy but the Faculty of Organizational Sciences brings huge crowds of students during the day
Transport Accessibility
The tram lines 9, 10 and 14 stop right in front and take you to Slavija quickly unless something blocks the tracks
Traffic Jams
During rush hour Vojvode Stepe barely moves and getting to the highway can take thirty minutes for a short distance
Parking
Do not invite guests with cars because they will drive around for an hour and eventually park illegally on the sidewalk
