Ladies, I'll tell you right away—this is Shartava. It's one of the noisiest streets in the city. If you open the balcony, the noise is terrifying, and ambulance and police sirens are constantly blaring (there are hospitals nearby). But! Thanks to my husband, we checked the windows before moving in. With the doors closed, the baby sleeps peacefully, and the soundproofing of the facade is good. But it's better to ventilate the apartment at night.

There are a lot of young people, students (apparently renting), and some foreigners. There are also families. It's generally quiet, but you can occasionally hear someone doing renovations—the house is new, and many people are still settling in.

The private park is fantastic. It has paths and benches. But... ALL the complex's dogs roam there. They clean up after them well, but sometimes it gets a bit stinky if it's hot. Plus, in the evenings, nannies and their children gather there. If you're looking for privacy, it's better to stay home. There's also a pool and a gym, but renters should check beforehand. Access can be blocked if the owner hasn't paid the utilities.
Transport Accessibility
The metro is 7 minutes away, but local residents don't use it. Overall, it's very convenient if you really need it.
Neighbors
The crowd is unique. Lots of "crypto bros," escorts, wealthy Arab students, and introverted IT professionals. There's no "old Tbilisi" vibe here, where everyone knows and says hello. Everyone seems indifferent. The atmosphere is cold and hotel-like.

The yard is HUGE! You could literally walk in circles around it. It's spotlessly clean, the grass is green... BUT! It's a war with dogs here!))) The guards run around and yell if, God forbid, a dog even puts a paw on the grass. "Don't go there, don't go there!" It's incredibly annoying))) I have to run outside to pee, and then walk inside on a leash.

Anthill))) There are A LOT of people. The elevator is always crowded, some with children, some with bags. At first, Archie and I were afraid to go in, people were afraid, like "killer dog," but now we've gotten used to it. There are a lot of Russians and Ukrainians, so it's easy to make friends.
Noise
The walls here are like cardboard!! I'm serious. We can hear the neighbor upstairs sneezing, and the neighbor downstairs arguing with his wife on the phone. When our Archie barks at the delivery guy, the whole floor shakes.))) If you want silence, get soundproofing right away. We skimped on the money and now we're suffering.

The soundproofing of the exterior walls is among the best in Tbilisi. The windows (Schuco aluminum profiles) are very heavy and reduce street noise to almost zero, even if they face the street. The only caveat is that on higher floors (above the 20th), the wind hum is audible in windy weather, even with the windows closed.
Cleanliness
The lobby always sparkles, and the marble is constantly cleaned. The hallways on each floor are also spotless, and trash is removed promptly.
Yard
This is the main feature of the complex. We have our own huge park (about 2 hectares) with fir trees and paths, closed off to outsiders. In the city center, going out in the morning with your dog or having a coffee in your own park, free of cars, is a luxury.

It depends on where the windows face: either the construction site in the courtyard on the Chavchavadze side, or the noise from the highway on the other side. There are strong winds.

It's a bit noisy with the window open, but the double-glazed windows here are so good, you close them and you're in a bunker.

The access to the embankment is convenient, and it's a 15-minute drive to the center, but for pedestrians, it's hell. The complex is cut off from the outside world by the wide Gelovani Avenue. To cross to the other side (where the shops and pharmacies are), you have to walk to the overpass, which is far and inconvenient. Walking out of here is a chore.
Noise
Don't get your hopes up, guys. We're in the first phase of occupancy, and there's active construction all around. From 8 a.m. on, you can hear cranes, banging, and workers shouting. The double-glazed windows are good; you close them and it's quiet. But opening the window in the summer to listen to the birds won't work—you'll be listening to a concrete mixer.

The apartments were rented in a "white frame" style. The wall geometry was pleasing: the corners were right angles, and the screed was smooth. We saved a fair amount on the rough work. The heating was installed efficiently.

It all depends on the side. My windows face Chavchavadze Avenue itself—it's very noisy if you open the window (cars, sirens, motorcycles 24/7). But the developer installed very high-quality aluminum double-glazed windows: when you close them, it's completely silent. If the windows face the courtyard, it's completely silent.

It's top-notch. There's a concierge at the entrance, and there are cameras everywhere. No one can just walk in from the street; the door is always locked. You feel protected.

The crowd is very affluent, with many foreigners and well-off families. No one litters or makes noise at night. But there's no "friendship" here either; everyone lives in isolation.
