Guys, it's deafeningly quiet here. It's real. You come home from work downtown and it's like someone stuffed your ears with cotton wool. The only sounds you can hear are the crickets and the rustling pine trees. There are almost no cars outside because the houses are set back. We sleep with the balcony open sometimes, even in winter; the air is pure oxygen!
Neighbors
Lots of foreigners and families with children live here. Everyone knows each other. There's a chat room, where someone is always donating baby clothes or looking for salt. The atmosphere is very friendly, almost village-like.
Noise

Overall, the apartment is warm, BUT! Apparently due to the materials and construction, the ventilation requires attention. If you close the windows, it immediately becomes damp and stuffy, and mold can even accumulate in the corners. Soundproofing, of course, also suffers – you can hear your neighbors talking on the phone. Light sleepers would do well to either consider additional soundproofing or consider earplugs. Due to the dense construction, noise from both the courtyard and the street penetrates the apartment without any obstruction.

The street is really noisy (this is to be expected, since Isani Mall is nearby), and the noise level in the courtyard is also not very comfortable; due to the density of the buildings, a courtyard-well has formed; children's screams are heard just as much on the high floors as on the low ones.
Parking
I especially love this residential complex. If you haven't purchased a parking space, you can't count on having a place to park. The area is busy, and many people live in the complex, plus there's a metro station and a shopping center nearby. Rest assured, parking will be a real challenge.

Guys, after Vake, it's deafeningly quiet here. You can actually hear the birds and the rustling of the trees. We live on the second floor, and it feels like you're in the countryside at a dacha. No car noise, sirens, or construction (even though the neighboring buildings are still being finished, it's quiet there). The dog no longer twitches at every rustle.
Utilities Stability
There is a swimming pool (outdoor and indoor), a gym, and even a stable nearby.
Security
I calmly let my wife go for a walk with the dog in the evening, the streetlights are shining, there are plenty of cameras.

Someone's inviting us to a barbecue, someone's looking for company for a run. I've already spotted a couple of cute single dads there. It's a real "homey village" atmosphere, and it's easy to meet new people.

For a single mom, this is perfect. I can easily let my little one (he's 6) play in the yard alone, and I can watch from the balcony. There's security at the entrance, and there are no strangers at all. I feel protected, even when I come home late.

But there's a catch: Avalishvili Street has become quite busy, with cars rushing toward Saburtalo. It's a bit noisy with the window open, but the double-glazed windows here are so good, you close them and you're in a bunker.
