Overview of building

We moved here because everyone said it is the best complex in the city and honestly the apartment is very slick. The floor cooling system is weird at first because the floor is always cold so you need slippers but it keeps the air fresh without that dry AC feeling. The smart home panel controls everything from blinds to lights which is cool until it bugs out and you cannot turn off the bedroom light at midnight. The layout is open concept and very spacious so our dog has plenty of room to zoom around without knocking things over.

I picked Belville because the walls here are actually made of brick and concrete unlike the new fancy buildings nearby which feel like cardboard. The apartment is warm and dry which is rare for Belgrade but the interior design is definitely stuck in 2009 with beige tiles and yellow wood everywhere. The layout is super practical with a glazed loggia where I set up my workspace and it stays warm even in winter without extra heating.

We chose this place specifically for the central heating because with a small baby you need the temperature to be stable and here it is always toasty warm in winter. The layout is super functional with a separate laundry room which is a dream for any mom so you do not have drying racks standing in the living room. Soundproofing is surprisingly good as we almost never hear the neighbors unless they are drilling something but the street noise from Jurija Gagarina can be loud if you open the windows.

The view of the Sava river is the only reason I pay this insane rent because honestly the apartment itself is nothing special. The finishing feels cheap with laminate floors that scratch if you just look at them and the soundproofing is non-existent so I hear my neighbor sneezing. Central heating is powerful though so I am walking around in a t-shirt in January which is a nice change from freezing European apartments.

The panoramic windows are the main selling point and waking up to that view of the Ada Bridge every morning makes me feel like I own the city. The apartment is super high tech but sometimes the smart home panel glitches and I cannot turn off the AC which is frustrating for the price we pay. The sound insulation is absolute perfection and I sometimes forget that I have neighbors at all because it is so quiet inside.

I fell in love with the industrial loft vibe of this place because the brick facade and huge black window frames look incredibly stylish. The layout is open and airy which is perfect for my creative work but the dust here is absolutely relentless due to the constant construction nearby so I have to vacuum everyday. The sound insulation from the street is not great and I can hear the trams rattling on Dunavska street every time they pass by.

I pay a premium for silence and this is the only place in downtown Belgrade where I can actually get it without moving to the suburbs. The sound insulation is top tier so I never hear the traffic from Starine Novaka street even though it is absolute chaos outside. The finishings are classy with oak floors that feel solid underfoot but the bathroom ventilation is a bit weak so steam lingers for ages after a hot shower.

The gated community concept is the main reason we are here because I can let my kids go down to the playground alone and know they cannot run out onto the street. The maintenance fee is reasonable and covers the security and gardening but sometimes the garbage containers in the garage overflow on weekends. The elevators are big enough for bicycles and strollers but one of them is usually padded for movers which looks a bit messy.

Višnjička Banja feels like a separate village which is nice for peace and quiet but you are totally dependent on your car for survival. There is one shop nearby and if you need anything serious you have to drive to BIG Fashion mall which is ten minutes away. The air is fresher than in the smoggy center but sometimes the wind brings weird chemical smells from the industrial zone across the river.
